Can the haze days of environmental protection houses reverse the property market?

In recent days, air pollution has affected various parts of the country, with varying degrees of severity. Experts have advised people to stay indoors and keep windows and doors closed during such periods. However, is it truly safe to remain at home with sealed windows? The answer is no. Many newly built homes use high-molecular decorative materials that release harmful substances like formaldehyde, benzene, ammonia, and even radioactive cesium, all of which pose serious health risks. If indoor spaces are kept closed for too long, indoor air quality can deteriorate significantly, leading to a buildup of pollutants such as carbon dioxide, indoor smoke, and formaldehyde. The emergence of haze weather has brought attention to the need for better indoor air quality. People on the streets are seen wearing masks, and the issue of air pollution has led to increased interest in fresh air systems that can purify indoor environments. In first-tier cities like Beijing, Shanghai, and Shenzhen, fresh air systems have long been part of environmental-friendly projects, often used as a selling point. However, due to limited public awareness of residential environmental protection, eco-homes haven't yet become a major trend in the real estate market. A fresh air system works by using specialized equipment to bring in clean air from outside while expelling stale air, creating a continuous "fresh air flow field" inside the room. This process includes filtering, detoxifying, sterilizing, oxygenating, and preheating the air, ensuring a healthier living environment even when windows are closed. As pollution continues to impact daily life, green homes equipped with low-carbon, tech-driven anti-pollution systems are gaining new opportunities. However, these eco-houses still face challenges in terms of acceptance and market penetration, requiring continuous improvement and innovation. Currently, what is the status of fresh air systems in Chengdu's real estate market? Wen Liyang, chief researcher at the Huaxi Urban and Real Estate Research Institute, noted that there are both large-scale systems integrated into central air conditioning ducts and smaller units installed in bathrooms. While these systems effectively filter the air, their performance against smaller pollutants like PM2.5 still needs improvement. In addition to filtration and virus prevention, Wen pointed out that there are areas needing enhancement in the installation and pricing of fresh air systems. First, residential projects with such systems typically require central air conditioning, which is not yet common in most housing communities. Additionally, the cost remains relatively high, and customer awareness is insufficient. Once installed, these systems also require windows and doors to be closed, challenging traditional habits of opening windows for ventilation. Although fresh air systems are still considered a new technology, growing environmental awareness suggests they could have promising market potential. However, experts caution that several issues must be addressed. First, marketing efforts need to increase. Many projects in Chengdu rely on the idea that "good wine doesn’t fear a deep alley," but this lack of promotion leads to low customer awareness. Enhancing customer experience through interactive marketing is crucial, as satisfaction after use plays a key role in sales. Most importantly, reducing prices is essential—overly high prices may deter buyers, so setting a reasonable price is vital for success. From this, it’s clear that whether eco-houses can reshape the property market depends largely on reasonable pricing and effective marketing strategies.
